Beyond is a Dubai real estate brand launched by the Omniyat group in September 2024 to develop premium, rather than ultra-prime, waterfront residences. Its projects are concentrated in Dubai Maritime City's Bay and Forest districts, with further schemes on Dubai Islands and in City of Arabia. Every current project is still under construction, with stated handovers between 2027 and 2029, so it has no completed deliveries of its own yet, though it draws on parent company Omniyat's longer development history.

Why buyers look at Beyond

  • A newer brand from the Omniyat group, launched to sit below Omniyat's ultra-prime positioning and reach a wider luxury buyer
  • Concentrated almost entirely in Dubai Maritime City so far, across named districts (The Bay, The Forest) plus a Dubai Islands and a City of Arabia scheme
